British Land and AustralianSuper have celebrated the topping out of Plot A1, a sustainable mixed-use building in the heart of the 53-acre Canada Water masterplan.
Designed by award winning architects Allies+Morrison, and built by contractors Wates, Plot A1 reaches 35 storeys in height in its tallest building, and comprises the Canada Water masterplan’s first new private sale homes at The Founding, alongside warehouse-style workspaces at Three Deal Porters, and 8,400 sq ft of street level retail space.
Part of the exciting first phase of the Canada Water development, The Founding includes 186 studio, one, two- and three-bedroom apartments. These expansive, open plan net zero homes boast a high-specification and interiors by international design studio, Conran & Partners.
Three Deal Porters is a 100% electric mixed-use building located next to The Founding. Set over five floors, 117,000 sq ft of modern, flexible workspaces enjoy floor-to ceiling windows and are enhanced with fresh air flow. Offering the highest standards of sustainability, technology and wellbeing, this innovative building has been awarded multiple BREEAM accreditations in addition to being Outstanding WELL Gold Smart enabled. On the ground floor, a mix of food and drink retail outlets will form the start of London’s first new town centre in a generation.
Outdoor roof terraces, available to both residents and employees, are set across three floors across both buildings and look out onto the restored Canada Dock, with panoramic views of London’s skyline.
In a year of key milestones, 2024 will also mark the opening of the 170m-long boardwalk and a new wetland habitat within Canada Dock, as well as the completion of further workspace and a new community leisure centre.

Canada Water, British Land and AustralianSuper’s 53-acre masterplan, is set to deliver around 3,000 net zero homes, office space for an estimated 20,000 workers and up to one million sq. ft. of leisure, cultural and education facilities.
This once in a lifetime project is the UK’s most sustainable regeneration scheme and will be a net zero neighbourhood by 2030, achieved through materials innovation and a sustainability-first approach to all elements of design and construction. The approach includes earth friendly concrete, an all-electric energy strategy which uses 100% renewable electricity, heat sharing between offices and homes, alongside finding inventive ways to give old buildings a new lease of life.

About the Canada Water Masterplan
The Canada Water Masterplan is a 50:50 joint venture between British Land and AustralianSuper, working in partnership with Southwark Council to create a new town centre for London.
The Masterplan is a 53-acre, mixed use scheme that will deliver around two million sq ft of workspace to accommodate approximately 20,000 jobs, around one million sq ft of retail, leisure, entertainment, education and community space, and around 3,000 new homes, of which 35% will be affordable.
With wellbeing embedded into the masterplan, and buildings to support low carbon living, the project will also create 12 acres of new open space, including a 3.5-acre park, a new Town Square, the first new high street in London for 100 years and 16 new streets.
The Masterplan was granted permission in late 2019. In March 2022 British Land entered into a 50:50 joint venture with AustralianSuper, Australia’s biggest profit to member pension fund, providing additional funding to accelerate the major regeneration scheme, with Phase 1 expected to complete in Q3 2024.
